Responsibilities:

  • Project Management
  • Liaise with Business Unit representatives to determine requirements for capital works including needs assessment and preparation of feasibility studies.
  • Engage consultants and contractors as necessary and manage projects including program, budgets and quality assurance through to completion.
  • Work with the project team in the development of design criteria with architects and to review and analysis of lease conditions / requirements
  • Assist with real estate site selection for new premises and provide advice to the CRS Country Head on property strategy as required. Inspects and evaluates prospective sites/buildings as part of due diligence exercises.
  • Manages construction projects in the country to ensure timescales, specifications, quality and costs are achieved within approved parameters. Walk projects on a frequent basis to review progress and quality of work, and conformity of specifications.
  • Exercises overall project direction and coordination through all its six phases, i.e., initiation, schematic design, design development, construction documents, construction and commissioning and occupancy.
  • Project Managing small moves and building infrastructure replacement /upgrade projects
  • Manages building start-up/commissioning; oversees initial facility management through the project closeout and transition to Asset Management. Financial Management
  • Establishes and manages the financial expenditure budgets of the project and monitors costs to ensure compliance with planned expenditure.
  • Manage, controls, analyzes, forecasts and reports expense for each project.
  • Prepares budgets and timelines to facilitate the approval of Capital Expenditure Proposals
  • Reviews requisitions, change orders and other invoices associated with the project. Ensure a timely financial closing after completion of project.
  • Responsible for the accurate maintenance of Space Allocation and related direct charges for all businesses.
  • Assist with preparation of annual budget for properties as it relates to projects. Risk Management and Compliance
  • Ensure all works undertaken comply with Citi standards and local authority rules and regulations. Ensures compliance with legal, regulatory, safety and environmental issues.
  • Employing continuous improvement techniques to work toward minimising/eliminating health, safety and environmental risks to staff, clients and contractors as well as to premises and assets.
  • Supervise moves and changes (churn). Ensure all moves meet Citigroup Compliance requirements with regard to Public and Non-Public information groups.
  • Ensure documentation and reporting follows the policies and procedures stipulated on the Citi CRS desk top manual. Vendor Management
  • Selects vendors and manages vendor activity and performance to ensure adherence of contractual agreements and compliance with the overall objective of the project (project objectives, costs, standards and schedules) through project completion.
  • Manages outside resources (architects, designers, construction crews, etc.) to achieve successful completion of the project.
  • Prepares Requests for Proposals (RFPs) on major projects, vets bids and makes recommendations in line with Corporate procedures.
  • Working with our colleagues in CPS establishes appropriate procurement routes for design and construction works. Interactions
  • Project liaison with internal resources outside of CRS (telecommunications and other Citi service providers) and within CRS (Asset/Property Manager and Real Estate Manager) to ensure the timely and efficient success of the project.
  • To form partnership and constant interaction with Regional and Country Teams of Real Estate, Asset Mgt and Financial/Compliance professionals
  • Supervise the work of other project manager(s) engaged in like activities. Provide assistance and advice as required.
  • Works with the customer to ensure satisfactory delivery of the project.
  • Advises on appropriate forms of contact for varying project types.
  • Manage Projects, systems, database and reporting as required by country management, Senior CRS Management and the Regional Head of Projects.
  • Establish a benchmark for project and construction data, improves cost performance and share practices across the region
  • Attend Industry seminars and other functions as required to develop local network of contacts

Qualifications
 
  • Position will require comprehensive knowledge and experience in project management of construction projects including management of design teams.
  • Broad knowledge of other related disciplines e.g. space planning, facilities management, building regulations and best practice.
  • Strong project management skills and experience in planning and executing commercial projects of varying degrees of scale and complexity
  • Working knowledge and understanding of the financials of a project
  • Knowledge of local regulations and building controls authorities policies/procedures
  • Knowledge of local vendors/contractors and their best practices
  • Sound knowledge of Citigroup businesses and agencies
  • Practical experience in procurement
  • At least 8-10 years experience in managing multiple projects, including experience in design, construction or engineering, preferably within a Multi-national organization
